For Buyers
How much do I need for a down payment?
Less than most people think. Depending on the loan, it can be as low as 0–3.5%, and Colorado has down payment assistance programs. I’ll connect you with lenders who can walk you through your options.
Should I get pre-approved before touring?
Yes. A pre-approval tells you what you can comfortably afford and shows sellers you’re serious, so your offer is ready the moment you find the one.
How is a buyer’s agent paid?
We’ll sign a simple buyer agreement up front that spells it out. In many cases the seller or builder covers some or all of it, and I’ll always be clear about the numbers before you tour.
Do I need an agent for a new build?
The builder’s rep works for the builder. I work for you: comparing communities, negotiating incentives and upgrades, and checking in through inspections. Bring me on before your first model-home visit.

What’s my home worth?
Online estimates are a starting point. I’ll walk your home and pull recent sales on your street to give you a real number, free and with no obligation.
How should I prep my home to list?
Declutter, deep clean, and handle small repairs. I’ll give you a room-by-room list of what’s worth doing and what to skip, so you don’t overspend.
How long will it take to sell?
It depends on price, condition, and season. I’ll share current days-on-market for your area so you can plan your move with real expectations.
What costs come with selling?
Typically commissions, title fees, and any repairs or concessions you agree to. Before we list, I’ll give you a net sheet showing what you should walk away with.
